Home My WebLink AboutRESOLUTION NO. 2023-11RESOLUTION NO. 2023-11 RESOLUTION APPROVING THE SITE PLAN OF IMPROVEMENTS FOR THE PROPOSED IMPROVEMENTS ON LOT 1, SOBASKI'S THIRD ADDITION IN THE CITY OF FAIRFAX, LINN COUNTY, IOWA WHEREAS, the site plan of improvements on Lot 1, Sobaski's Third Addition in the City of Fairfax, Linn County, Iowa for a building addition and related site improvements have been submitted to the City of Fairfax by Dan Schmidt, P.E. with Brain Engineering, Inc., on behalf of Sobaski Real Estate, LLC; and WHEREAS, City Staff and Hall and Hall Engineers, Inc. have reviewed said site plan of improvements and they appear to be in general conformance with the City's design standards and ordinances; and WHEREAS, City Staff and Hall and Hall Engineers, Inc. recommends approval of the site plan of improvements for the proposed building addition and related site improvements with the following conditions: 1. That, Prior to the issuance of a Building Permit on this site, the Owner records the final plat for Sobaski's Third Addition in the City of Fairfax, Linn County, Iowa (a Replat of Lots 2 and 3, Sobaski's Second Addition in the City of Fairfax, Linn County, Iowa). 2. That, Prior to the issuance of a Building Permit on this site, the Engineer shall update the Site Plan of Improvements to reflect the appropriate building subdrains necessary to collect and convey the storm water runoff from the building downspouts to the existing storm sewer and storm water management facilities. 3. That, Prior to the issuance of a Building Permit on this site, the Engineer shall update the Site Plan of Improvements to reflect the 100-year flood elevations on Lot 1 and Lot 2 of Sobaski's Third Addition, as well as the finished floor elevations of the buildings located on said Lots 1 and 2. 4. That, Prior to the issuance of an Occupancy Permit for the proposed building addition on Lot 1, Sobaski's Third Addition, the Owner shall have installed the two proposed handicap parking stalls and the associated signage on Lot 1, as well as the one proposed handicap parking stall and the associated signage on Lot 2, Sobaski's Third Addition. NOW, THEREFORE BE IT RESOLVED, by the City Council of the City of Fairfax, Iowa, that the site plan of improvements for the proposed building addition and related site improvements are hereby acknowledged and approved on the part of the City of Fairfax, Linn Couniy, Iowa, with the following conditions. 1. That, Prior to the issuance of a Building Permit on this site, the Owner records the final plat for Sobaski's Third Addition in the City of Fairfax, Linn County, Iowa (a Replat of Lots 2 and 3, Sobaski's Second Addition in the City of Fairfax, Linn County, Iowa). 2.
