RESOLUTION APPROVING THE PLAN OF IMPROVEMENTS AND THE
DRAINAGE REPORT FOR TI3� PROPOSED IMPROVEMENTS AT
HEARTLAND HEIGHTS THIRD ADDITION IN THE CITY OF FAIRFAX,
LINN COUNTY, IOWA
WHEREAS, the plan of irnproveinents and drainage report for the proposed subdivision
of Heartland Heights Third Addition in the City of Fairfax, Linn County, Iowa have been
subinitted to the City of Fairfax by Jed Sclmoor, P.E. with Schnoor Bonifazi Engineering and
Surveying, LC on behalf of the Owners; and
WHEREAS, City Staff and Hall and Hall Engineers, Inc. have reviewed said plan of
iinproveinents and drainage report and they both appear to be in general confonnance with the
City's Development Ordinances and Design Standards; and
WHEREAS, City Staff and Hall and Hall Engineers, Inc. recominends that the City
Council approve the proposed plan of improvements and drainage report for the proposed
subdivision of Heartland Heights Third Addition in the City of Fairfax, Linn County, Iowa with
the following conditions:
PRIOR TO ANY CONSTRUCTION ON THIS SITE,
1. The Owner shall address all of the coininents on the review letter February 8, 2022.
2. The Owner shall revise the design and construction of Beverly Road from the 28'
pavement width as currently shown on the plan of improvements to 37' pavement width.
3. The Owner shall obtain an NPDES Permit from the Iowa DNR, and have a fully executed
SWPPP available on-site for City Staff's review.
PRIOR TO THE INSTALLATION OF PUBLIC UTILITIES ON THIS SITE,
l. The Owner shall obtain the Sanitary Sewer and Water Main Construction Permits fi-oin
the Iowa DNR, and provide a copy of each to the CITY.
2. The Owner shall provide the City with a copy the Utility submittals / shop drawings for
review and possible comments.
3. The Owner shall have all of the stockpiles located on this site removed frozn this site.
PRIOR TO THE CITY'S ACCEPTANCE OF THE PUBLIC IMPROVEMENTS ON THIS
SITE,
The Owner shall provide the City with a 4-year inaintenance bond for all of the public
iinprovements constructed as part of the Heartland Heights Third Addition.
NOW, THEREFORE BE IT RESOLVED, by the City Council of the City of Fairfax, Iowa,
that the plan of improvements and drainage report for the proposed subdivision of Heartland
Heights Third Addition in the City of Fairfax, Linn County, Iowa are hereby acknowledged and
approved on the part of the City of Fairfax, Linn County, Iowa with the following conditions:
PRIOR TO ANY CONSTRUCTION ON THIS SITE,

improvernents constructed as part of the Heartland Heights Third Addition.
BE IT FURTHER RESOLVED, by the City Council of Fairfax, Iowa, that the Mayor
and the City Clerk/Treasurer are hereby authorized and directed to execute said Resolution.
