RESOLUTION TO APPROVE THE FINAL PLAT FOR
PRAIRIE CREEK ESTATES SIXTH ADDITION TO THE
CITY OF FAIRFAX, LINN COUNTY, IOWA
WHEREAS, a Final Plat of Prairie Creek Estates Sixth Addition to the City of Fairfax, Linn County,
Iowa, containing eight (8) lots, numbered 1 through 7, both inclusive and lettered Lot A, from Synergy
Development Groups, L.L.C. and Brain Engineering, Inc., has been filed with the City of Fairfax, Iowa and
after consideration of the same is found to be correct and in accordance with the provisions of the laws of the
State of Iowa, and the ordinances of the City of Fairfax, in relation to plats and additions to cities; and
WHEREAS, Lot A of said Final Plat is to be dedicated as road right-of-way to the City of Fairfax,
Iowa; and
WHEREAS, Hall and Hall Engineers, Inc. has reviewed said Final Plat of Prairie Creek Estates Sixth
Addition to the City of Fairfax, Linn County, Iowa dated May 5, 2012 and has recommended approval of this
Final Plat with the following conditions:
1. Submittal to the City of Fairfax Utility sign-off s from each private utility company servicing this
area that indicates that they have reviewed this plat and its easements and approve of it. If any
additional easements are required by theses utilities, then the owner/developer shall be
responsible to acquire and dedicate all necessary easements.
2. Access to lot 7 shall be restricted to Second Street.
3. The developer/owner completes the appropriate grading and installs the entire sidewalk along
the east side of lot 7 (west right-of-way of Driftwood Lane) prior to the issuance of an Occupancy
Permit to lot 7 of Prairie Creek Estates Sixth Addition, or provides the City of Fairfax with an
acceptable surety to complete this sidewalk at the time Driftwood Lane adjacent to this lot is
completed.
4. The developer/owner completes the appropriate grading and installs the sidewalk along
Driftwood Lane adjacent to Parcel B, Plat of Survey No. 1686 prior to the issuance of an
Occupancy Permit to lot 3 of Prairie Creek Estates Sixth Addition, or provides the City of Fairfax
with an acceptable surety to complete this sidewalk at the time the City deems necessary.
NOW, THEREFORE BE IT RESOLVED, by the City Council of the City of Fairfax, Iowa, that
the Final Plat of Prairie Creek Estates Fifth Addition to the City of Fairfax, Linn County, Iowa, including the
dedication of Lot A to the City of Fairfax, is hereby acknowledged and approved on the part of the City of
Fairfax, Linn County, Iowa with the following conditions:
1. Submittal to the City of Fairfax Utility sign-off s from each private utility company servicing this area
that indicates that they have reviewed this plat and its easements and approve of it. If any additional
easements are required by theses utilities, then the owner/developer shall be responsible to acquire
and dedicate all necessary easements.
2. Access to lot 7 shall be restricted to Second Street.
3. The developer/owner completes the appropriate grading and installs the entire sidewalk along the

Lane adjacent to Parcel B, Plat of Survey No. 1686 prior to the issuance of an Occupancy Permit to
lot 3 of Prairie Creek Estates Sixth Addition, or provides the City of Fairfax with an acceptable surety
to complete this sidewalk at the time the City deems necessary.
BE IT FURTHER RESOLVED, by the City Council of Fairfax, Iowa, that the Mayor and the City
Clerk/Treasurer are hereby authorized and directed to execute said Resolution.
