HomeMy WebLinkAboutRESOLUTION NO. 2014-59 SOLUTION NO. 201 -59 RESOLUTION TO APPROVE THE PLAN OF IMPROVEMENTS AND SITE PLAN FOR MEADOW OAK: ADDITION TO THE CITY OF FAIRFAX, LINK COUNTY, IOWA WHEREAS, a Plan of Improvements and Site Plan for Meadow Oak Addition to the City of Fairfax, Linn County, Iowa,have been submitted to the City of Fairfax from the developer, Shane Schrader and Brain Engineering, Inc.; and WHEREAS, the developer has requested an expedited site plan and improvement plan review dose to his desire to begin construction as soon as possible; and WHEREAS, Hall and Hall Engineers, Inc. has reviewed said Plan of Improvements and Site Plan, and has recoramended approval of this Plan of Improvements and Site Plan for Meadow Oak Addition with the following conditions: L Submit a site plan of improvements including a screening/buffering plan for review and approval by the City of Fairfax. 2. Obtain the necessary permits for construction within a floodplain and provide copies to the City of Fairfax. . Coordinate with the City of Cedar R4lpids regarding, crossing their sanitary sewer/easement with proposed utilities. Copies of correspondence and any approval documents required by the City of Cedar Rapids shall be provided to the City of Fairfax. 4. Obtain Iowa Department of Natural Resources (IDNR) permits for construction of the water main and sanitary sewer main and provide copies to the City of Fairfax and address any Iowa DNR comments or conditions. 5. Execute an Agreement for shared access with the easterly property owner and provide copies to the City of Fairfax. . Execute an Agreement with the City of Fairfax regarding water main, maintenance responsibilities to be installed within the site. 7. Prior to acceptance of the public utilities, easements will need to be recorded for access and maintenance. 8_ A street name will need to be established and addresses will need to be reviewed and approved by the City of Fairfax. 9. Property owner, Cordon Sevig, shall sign the Meadow Oak Addition Site Plan and Plan of Improvements .Acceptance of Conditions of Approval as drafted by Hall and Hall Engineers, Inc. 10. Two street lights are included in the set of plans. The site engineer will verify witlr the power company if the spacing shown meets current residential street spacing for street lights. Additional lights will be added if needed according to the power company. 1.1. The developer will be starting grading activities at his own risk due to the number of items still under review by various entities. NOW, THEREFORE BE IT RESOLVED, by the City Council of the City of Fairfax, Iowa, that the Plan of Improvements and Site Plan for Meadow Oak Addition to the City of Fairfax, Linn County,Iowa, are hereby acknowledged and approved on the part of the City of Fairfax, Linn County, Iowa with the following conditions: 1. Submit a site plan of improvements including a screening/buffering plan for review and approval by the City of Fairfax. 2.
