RESOLUTION TO APPROVE THE PLAN OF IMPROVEMENTS
FOR PRAIRIE CREEK ESTATES EIGHTH ADDITION TO THE
CITY OF FAIRFAX, LINN COUNTY, IOWA
WHEREAS, a Plan of Improvements for Prairie Creek Estates Eighth Addition to the City of Fairfax,
Linn County, Iowa, have been submitted to the City of Fairfax from Alltrans, Inc. and Legacy I_,and
Investments, LLC; and
WHEREAS, Hall and Hall Engineers, Inc. has reviewed said Plan of Improvements and has
recommended approval of this Plan of Improvements for Prairie Creek Estates Eighth Addition with the
following conditions:
1. Testing on the public improvements shall be completed by the developer per the Cedar Rapids
Metropolitan Area Design Specifications.
2. That prior to the installation of the sanitary sewer and water main on this site, the up to date
Iowa DNR sanitary sewer and water main permits are obtained, and a copy submitted to the City of Fairfax.
3. That prior to performing any improvements within the Iowa DOT R.O.W., an Iowa DOT Work
in the R.O.W. permit is obtained, and a copy submitted to the City of Fairfax.
4. That prior to performing any improvements on this project, the completed SWPPP shall be
completed and kept on-site.
5. That prior to performing any improvements on this project, the storm sewer and storm water
drainage calculations shall be submitted for review and approval.
6. That prior to the acceptance of the public improvements, the developer shall provide the City
of Fairfax with GIS As-Built drawings of the public improvements, including cross sectional topo shots of the
street and the two drainage swales.
7. That prior to the acceptance of the public improvements, the developer shall provide the City
with a 4-year performance / maintenance bond covering all the public improvements within the proposed
development. An engineer's estimate for these public improvements shall be submitted with this bond to
determine the amount of the bond.
8. That prior to the acceptance of the public improvements, the developer shall complete a final
plat for Prairie Creek Estates Eighth Addition, and include a private storm water detention and storm sewer
easement and maintenance agreement for to be recorded with this final plat.
NOW, THEREFORE BE IT RESOLVED, by the City Council of the City of Fairfax, Iowa, that the
Plan of Improvements Prairie Creek Estates Eighth Addition to the City of Fairfax, Linn County, Iowa, is
hereby acknowledged and approved on the part of the City of Fairfax, Linn County, Iowa with the following
conditions:
1. Testing on the public improvements shall be completed by the developer per the Cedar Rapids

BE IT FURTHER RESOLVED, by the City Council of Fairfax, Iowa, that the Mayor and the City
Clerk/Treasurer are hereby authorized and directed to execute said Resolution.
