RESOLUTION APPROVING REVISIONS TO THE STORM SEWER
AND STREET PAVING REVISIONS TO GLEN OAKS DRIVE,
FOXTAIL DRIVE, EAGLEVIEW DRIVE, DEERFIELD DRIVE, AND
CARDINAL DRIVE (PLAN SHEETS C7.09 THROUGH PLAN
SHEET C7.14 OF THE PHASE 3 STREET PAVING, BEVERLY
ROAD TRAIL PAVING AND STORM SEWER PLAN OF
IMPROVEMENTS FOR HEARTLAND HEIGHTS FIRST ADDITION
IN THE CITY OF FAIRFAX, LINN COUNTY, IOWA
WHEREAS, a Plan of Improvements Heartland Heights First Addition —Phase 3
Street Paving, Beverly Road Trail Paving and Storm Sewer Improvements has previously
been approved by the City of Fairfax with Resolution 2016-107; and
WHEREAS, Iowa Lot Development Co. and Shive-Hattery, Inc. have proposed
changes to the overall Heartland Heights development, including changes to the storm
water drainage and storm water management for the overall Heartland Heights
development; and
WHEREAS, the City of Fairfax prefers the original preliminary plat layout. The
City of Fairfax and Iowa Lot Development Co. will work together to try to get the United
States Army Corps of Engineers to approve that original layout, with the two large ponds,
which will provide flood protection to a great area as well as their required storm water
retention. If they will not approve the original layout, then the City of Fairfax and Iowa
Lot Development Co. will work together for answers about paving, drainage, timing, and
more; and
WHEREAS, a revised preliminary plat has not yet been submitted to the City of
Fairfax for review and consideration of the Planning and Zoning Commission or the City
Council; and
WHEREAS, said changes are anticipated to impact the proposed profile of Glen
Oaks Drive and the proposed conveyance of storm water runoff through the proposed north
—south streets of Glen Oaks Drive, Foxtail Drive, Eagleview Drive, Deerfield Drive, and
Cardinal Drive within Heartland Heights First Addition; and
WHEREAS, Iowa Lot Development Co. and HBK Engineering have provided
revised plan and profile sheets for Glen Oaks Drive, Foxtail Drive, Eagleview Drive,
Deerfield Drive, and Cardinal Drive (Plan Sheets C7.09 through C7.14) within Heartland
Heights First Addition.
NOW, THEREFORE BE IT RESOLVED, that the City Council of Fairfax,
Iowa, approves the revised plan and profile sheets for Glen Oaks Drive, Foxtail Drive,
Eagleview Drive, Deerfield Drive, and Cardinal Drive (Plan Sheets C7.09 through C7.14)
within Heartland Heights First Addition if the United States Army Corps of Engineers will
not approve the original layout with two large ponds or if the City and Iowa Lot
Development decide not to use the original layout.
BE IT FURTHER RESOLVED,by the City Council of Fairfax,Iowa,that the Mayor
and the City Clerk are hereby authorized and directed to execute said Resolution.
