Re: Revised Site Plan: Fairfax Heights Second Addition
Lots 102 — 105
Dear Ron,
We have reviewed the above referenced site plan and found the revised plan
includes the revisions requested in our letter of February 13, 2006. We
recommend approval,.
We would also recommend the drive from Highland Avenue to the rear drive on
lot 102 be widened to 24 feet for access for public safety vehicles.
Respectfully Submitted,

Re: Site Flan: Fairfax Heights Second Addition
Lots 102 — 105
Dear Ron:
We have reviewed the above referenced plan and submit the following
comments:
1. That-the' plan include the dimensions for roadways, building set backs,
building sizes, parking area and driveway radii at the street connections.
21 That he storm sewer that extends to the north line of lot 164 be connected
to the culvert under Highway 151,
3. That"the rear driveway betvveen mats 102 and 163 be extended and
connected.
4. That .a minimum of 2 parking stalls per unit be provided. Parking on the
drive behind the garage stall cannot be counted toward the required
parking,
5, That the City be granted access to the fire ,hydrants on this site to allow
flusi ing of the hydrants to maintain water quality.
6. That-the developer shall install sidewalks on Commerciai Court and
Highland Avenue concurrent with the development of the site.
Respectfully,Submitted,
/Richard 0. Ransom, P.E.
